ð¡What's My Ridgefield CT Home Value?
It’s wise to know the value of your home as a seller
When was the last time you checked the value of your home? This a lucrative season for utilizing tools that are either online or possibly given by a REALTORⓇ.
The great news is you’ll never run out of options to know your home standing in the market since most home value estimators can now be accessed anytime on different websites.
These are all advantages if you’re thinking of selling your home, considering getting a loan, finally doing the renovation that your family has planned for a long time, or perhaps it could be something that you do on an annual basis to know your home status in your local real estate market.
What are the steps that you can do to know the worth of your home in Ridgefield CT?
The value of your property is determined by a number of different criteria. I ask my clients to use Homes in Connecticut Home Value Estimator. But I don’t end there since home valuations are estimated figures and are dependent on the information you supply.
If you know you have enough equity to enlist your house to sell, you have probably gone online and compared values of other homes which is a smart move!
That’s probably what I would do, too. But let me share with you something that I know and have seen all these years while I have been working this job: if you need a more specific help, complement the work that you do online with a lot of help from your trusted REALTORⓇ.
There’s a personal touch and although my computer is my best aide when I work, I still think better than it. We can work together to perform an equity analysis. I can complete a comparative market analysis (CMA) and this is what will give you the most accurate value of your home.
The value can change depending on what you do to improve your house, your neighborhood and even your local housing market area.

What can you do to increase the worth of your home?
There are numerous ways to upgrade your property in Ridgefield, Connecticut.
Give your home the nudge that it needs when you’ve finally decided to sell it. You can get your desired price.
- Create space. Increase the value of your house by creating a sense of flow.
- Give emphasis on your landscape. Make sure to cut tangled trees and unruly bushes as they do not help you show the genuine beauty of your house.
- Welcome more light into your home. Know more about sun tubes, also known as light pipes, sunscoops or tubular skylights.
- Never disregard the basic repairs you’ve been planning to do. The plumbing leaks, rusty rain gutters. They, too, need TLC.
- Start with the door. If you don’t have a conventional door bell, come up with something innovative. Use chimes! Never underestimate the power of a front door.
I can’t wait to work with you. If you have not made up your mind, take note of my number, 203-994-4297, and call me when you’re ready to discuss your plans. This is Debbie Laemmerhirt, and I’m at your service!

What's My Washington CT Home Value?
Have a ballpark figure when knowing the price of your home
If you’re considering selling your home in Washington CT, or have already made a choice to sell it, it’s important to have a good sense of what your home is worth in today’s market.
I have been in the real estate business for many years and I’ve encountered and have seen sellers follow specific factors that help them find out the worth of their home.
Your home is really only worth what someone will pay. So you’ll have to wait until you start getting offers to know. You also need to know that the value changes from time to time. The market fluctuates just as school ratings go up and down.
What can you do to increase the value of your home?
Even before pricing your home, you may have already gone online to check a few home value estimators. You may have been given figures according to the information you provided.
There’s nothing wrong with that. In fact, you are encouraged to do your homework by knowing the process of selling a property and having an idea of how much your home in Washington CT will sell for. But remember, these are just “estimators”.
Here are some suggestions that can help your home’s value to go up:
- Know your property’s strengths. Write down the improvements you’ve made to your home recently. Things like adding a new roof or new insulation to increase your home’s energy efficiency. An expert said that most homes, even with all the bells and whistles, “will fall within a 2.5% range of the average sold price both below and over the number”. Correlate all the comparables or “comps” in your area that have sold in the 12 months into a bell curve. That way, you can eliminate the outliers and will come up with a figure that is right for market pricing.
- Ask your friends for a trusted REALTORⓇ. Technology is a great part of this whole process, but it does not replace a knowledgeable real estate agent or a REALTORⓇ. Ask him or her for a competitive market analysis (CMA) to get the most accurate value of your home or if they are using their own home value estimator, ask for their estimated value. They can tailor the estimate because they know the area better. They are familiar with the most current sales. They can also assist you in hiring an appraiser.
- These small home improvements can really pay off:
- Paint always provides dramatic results with little investment.
- A nice and simple deck will provide you with more than a place to flip burgers and soak up the sun.
- Remodel your kitchen. You can’t go wrong with an updated kitchen. This is said to net up to 83 % of the cost.
- Replace your windows. Energy-efficient windows eliminate drafts.
- Improve your landscape. You can plant petunias or surround your home with a hedge.
Are you ready to sell your home?
Choosing to sell your home is one of the crucial financial planning decisions that will have a lasting impact on your journey.
This can be done hassle-free. I can help you get the most accurate value of your home.

What's My Westport CT Home Value?
The benefits of knowing your home’s value
Are you planning to sell your Westport CT home? Maybe you are thinking of having improvements made. Whether you are considering staying or moving, the following are some ways you can benefit from knowing your home’s value.
-
When you plan to sell your home: To price it correctly and competitively, you want to know the right value of your home.
-
When you plan to get a credit line: When you want to borrow cash against the house, your home’s value comes into play.
-
When you want to do home improvement: If you are thinking of making your home more comfortable, you would first want to know if its worth is still in the range of average home prices in the neighborhood. If your home is among the high end ones in the area, and you still improve it without knowing its worth, you’ll have a difficult time selling it if and when the time comes.
-
When using the home as collateral: Perhaps you need to use the home as a collateral for the business you are putting up.
-
When determining the amount you need for your home insurance: It is important to know actual replacement cost value of your home in case of a disaster.
It could also be that you have no compelling reason to know your home’s worth, just a need to know because it has been many years since you’ve checked and you are curious.
When you plan to sell your home: To price it correctly and competitively, you want to know the right value of your home.

How to determine your home’s worth?
When you have an immediate plan to do any of the things above in the near future, you will want to have your home value right away.
You may be tempted to do it yourself, especially if you think you are familiar with the real estate market and conditions in Westport.
Other homeowners prefer to use the online home value calculator.
Both options are okay, but as a REALTOR® for 12 years, let me say both are risky and there are consequences if the results may not even be close to the right market value of your home.
I have observed many homeowners overprice their home when they are the ones doing the valuation. Online home value calculators are not accurate, and are to be used as a starting point of home valuations, not the actual estimated market value itself.
If the home’s estimated value is off by $10,000 - $15,000, that’s a lot of money on the table. Ask yourself if you are willing to lose that amount just to get your home sold.
If the estimated value happened to be higher than the market price, your home will languish on the market.
What is the best way to know your home’s value?
Request a valuation from at least three real estate agents or REALTORS® in your area.
Real estate agents use the comparative market analysis tool to know your home’s worth.
We can provide you with a list of sold homes in your area which have the same home style, square footage, lot size and age of the home. We can also provide you with a list of your competitors - active homes for sale in Westport CT, so you can check if the price you have in mind is in the range of their home prices.
The CMA has information you can use to come up with the right value for your home.
But more than that, as professionals, we have the experience, knowledge and skills you can put to use.
We can help sell your home for top dollar, and in the shortest amount of time.
We are not miracle workers, but amazing REALTORS® like me know the right ways and techniques to take your home off the market fast. You can know more about me when you visit https://HomesInConnecticutForSale.com/?s=about+Deborah

What's My Darien CT Home Value?
How are testimonials helpful with knowing your home value?
“The experience with Debra was like entering into business with a perfect partner. My wife and I were impressed by her knowledge of the market, the geographical area and her understanding of what we were looking for and could afford.”
When a REALTOR is on top of her game, she always aims for what will rightfully make her clients happy. This is what I’ve done in the past with my clients and this is the mission I’ll continue to do.
The first step towards deciding if selling your home is the right thing to do is to know your Darien CT home value. Once you’re armed with the right market knowledge and the right real estate agent by your side, you are ready to counter offer your buyers when your home is listed for sale.
How are the other homes for sale in Darien CT doing?
You should be updated with the other homes for sale in your area and how they’re doing on the market. For example, if you have a 3-bedroom, 3 full-bathroom property with a pool in your patio, you should check the recently sold price of a home with the same characteristics.
There are myriad of Home Value Estimators online. You can use the one that’s referred by a friend, one with a lot of great reviews from users or this can be the right time to talk directly to an experienced REALTORⓇ.
Why do you need to seek advice from an experienced REALTORⓇ?
The number one job of a REALTORⓇ is to sell your home for the best price. It’s vital to listen and trust your REALTORⓇ. After all, they have experience selling homes in your local area and have a higher level of knowledge with realistic market pricing so it can be sold within an equitable timeframe.
Call me, Debbie Laemmerhirt, at 203-994-4297 and let’s make sure we avoid the loopholes in knowing the true value of your home.
Appraising the true value of your home can be very tricky. Going online helps but it can only do so much. You need an actual person, preferably someone who has lived in the area long enough to know the ropes.
What else can you do to increase the value of your home?
Whether you are thinking about selling your home for future reference or you need to do it immediately, you need to prepare your home physically. This is the part where you have full control on the outcome.
Make the home available. Many sellers avoid showings, if is not convenient. The best time to do this is on weekends and during the evening throughout the week.
Often, when a buyer has been declined, many times they will not reschedule. The showing that you are refusing, for example, could be the one who can write a reasonable offer.
The only way that you can be ready for showing is when your home has the confidence to show itself.
Think of repainting. Painting may not cost you that much. It can also help you transform your home value. A successful real estate agent once told me to avoid white as it tends to make things look sterile. You may want to save white for the trim molding.
Let me help you prepare and market your home in the best ways possible. Call me today!
